Kinross is just 20 mins away, making the inn an outstanding base for those attending the T in the Park music celebration. As reflected in the price, the hotel’s apartments are not vast. However, all of our rooms are en apartment and cosy. Free of charge Wi-Fi wi-fi is obtainable in the hotel’s public zone and there is an immense car parking, in which visitors are welcome to leave their autos whilst on vacation.

The suites all have an en apartment shower suite and WC. The Boreland has lately upgraded a lot of of the apartments and, although some are the small, they are very cozy and serene.

Area information

A fine base from which to discover Scotland and Edinburgh, the inn is situated two miles from Roysth and only five minutes' drive from Deep Sea World. A 30 minute drive will bring you to the property of T in the Park Festival, held in July. Just three hundred yards from Inverkeithing train station, all towns and treveller sights are easily reached in mins. Edinburgh downtown is precisely 15 mins away (approximately). There are a number of courses in golf surrounding, or you could enjoy sailing at Port Edgar. Dunfermline is not far away and a lot of other locations are also within simple get to.

Travel information

By Rail: There is a frequent rail facilities, each 15 mins, between Inverkeithing and Edinburgh's Waverley Station. The trip is around 30-45 mins from platform to platform. When you arrive off of the train, come out of the exit with the train tracks on your left. When you reach the upper of the highway, turn left to Boreland Road. Boreland Lodge is located around 360 m (400 yards) on your right. By Road: - Inverkeithing is catered by the M90/A90, which goes directly into Edinburgh through the Forth Road Bridge. - The Road Bridge operates a toll when hiking North. The trip time is approximately 15 mins, but is subject to traffic density and time of day. - After crossing the bridge, take the first exit and proceed to Inverkeithing as you arrive via the center. - There are two mini-roundabouts after crossing the last one. - Approximately 180 meters (200 yards) on, turn right into Boreland Road. - The guesthouse is around 180 meters (400 yards) on the right. By Bus: There is an Edinburgh Airport bus to and from Inverkeithing Station. It runs each 15-30 mins, up to 23.10. Journey time is approximately twenty five minutes. Please take into account the bus stops at Inverkeithing Station, which is only 400 yards from the guesthouse, on the right.

This nice family-run budget guesthouse is appropriately situated not far from Edinburgh and adjacent to the Forth Road Bridge and the Forth Rail Bridge; Roysth is just several minutes away. The hotel is next to the ferry terminal and is only five hundred meters or so from Inverkeithing station. A bus runs regularly between the station and Edinburgh Airport. Your apartment will be maintained till 10pm after that it will be presented away so please phone ahead whether you're going to be late. We reserve the right to cancel any bookings of male or female groups, I.E. stag parties etc, whether not cleared with hotel prior to booking. We do not accept booking with American Express.

Cancellation policy

Cancellation Policy: If cancelled up to two days before date of arrival, no fee will be charged. Whether cancelled later or in case of no-show, the entire price of the reservation will be charged.
